Buyers cannot picture a sofa that is not there. They walk into bare floors and blank walls, and the room reads as small, cold and somebody else's problem. Virtual staging fixes that on the listing, before anyone books a viewing.

We put furniture, soft furnishings, art and lighting into the photograph you already have. No van, no hire, no re-shoot, and the house stays empty. What changes is what the buyer sees when the property comes up in their search results.

Lifestyle shots sell the feeling of a house rather than its dimensions: the bath run, the wine chiller in a sunny garden. They lift click-through rates and keep people on the listing longer. Most of the major portals favour landscape, so we shoot display images to match.

An Energy Performance Certificate rates a home from A to G and is required by law when you sell or let. It lasts ten years and comes with advice on cutting bills and carbon. Ours are all carried out by qualified domestic energy assessors.

Showreels

Cinematic edits built to be watched to the end. They carry space, light and lifestyle in a way a gallery of stills cannot, and they are cut for websites and social feeds where you have a couple of seconds to hold someone.

D’sign

One link per property

A D’sign brochure lives at a web address instead of in a PDF. We build it for your listing and hand you the link. Your buyer opens it on their phone: no login, no download, nothing to install.

You never touch the software. Green Leaf run the platform and build the pages from your photographs and your copy, then send you one address you can text, email, or put in a listing. It turns page by page with arrows, the way a brochure does.

Page one is the headline photograph and the address. After that it depends on the tier you pick.
